The Facility

What it might look like?

The facility will be a large-scale distribution centre and industrial unit providing regional distribution services. These are often referred to as ‘last mile’ delivery facilities. The delivery vans will be stored overnight, away from the existing road network.

The Plans

What are we building?

The proposed development will consist of a warehouse comprising 15,660m2 floor space with ancillary office space, a two-storey van storage deck and surface level parking for staff and visitors. The van storage deck is proposed for the southern part of the site and will deliver approximately 900 van storage spaces, alongside 19 operational motorcycle spaces and 11 HGV loading bays. There will be 260 surface car parking spaces, including 13 disabled bays and 13 motorcycle spaces. 20% of these will include active electric charging provisions. There will be 78 secure cycle parking spaces.

Following this consultation, Pulse Consult will review the feedback received before submitting a planning application to Dover District Council.

Dover District Council will review the planning application.

Phase 3 — Construction
If the planning application is approved, then the construction phase will begin.

Environmental Impact

This facility will incorporate sustainable measures into the logistics warehouses. It will create modern and sustainable facilities, helping to reduce impact on the environment and minimise energy consumption, as well as providing features such as EV chargers for up to 20% of the vehicles. The final scheme design will be completed in accordance with the environmental requirements of Dover’s Local Plan

Site Views

We are keen to ensure residents’ views are not negatively impacted by the proposed development and committed to protecting the landscaping around the area. The existing site is a greenfield site, and we are determined to enhance the area while ensuring the landscape continues to thrive.

Site Access and Transport

Surface level parking for staff and visitors will be located to the northwest of the Site, providing 260 car parking spaces. This will include 13 disabled bays and 13 spaces motorcycle spaces. The staff and visitor parking will include 20% active electric charging provision. Alongside vehicle parking, 78 secure cycle parking spaces will be provided. Three vehicle access points are proposed, all off the Dover Fastrack route. The layout has been designed so all vehicles enter and exit the site from the west to minimise disruption.

Employment

The site is currently allocated for employment. The development will create employment opportunities both in its construction phase and once building is complete and the site is fully operational.
